Frequently Asked Questions
Answers to the questions we are asked most often about cost, design, planning and how a project runs.

Common Questions
What does a typical project cost?
A single room with fitted joinery typically starts from around £10,000. A kitchen, or a ground floor reconfigured around one, is usually £25,000 to £50,000. Whole-house renovations are priced as staged works.
How is a larger project priced?
In stages. After the first visit, you receive a written budget range. This is refined as the design and any structural input develop, and a fixed quotation follows once the drawings are final.
Do you work with architects and designers?
Yes. Where a project needs drawings, Sanctuary works with an established design partner, contributing cost and buildability advice as the design develops. If you’ve already appointed an architect or designer, Sanctuary works alongside them.
Do you handle planning permission and building regulations?
Where a project needs planning permission, building regulations approval or structural calculations, these are prepared during the design stage, with Sanctuary advising on cost and buildability throughout. On smaller projects, Sanctuary arranges the building control notification and certification, unless you’d prefer to handle it yourself.
What areas do you cover?
Sanctuary is based in Hampshire, working across Surrey, Berkshire and surrounding areas.
How long does a project take, and when could you start?
Every quotation sets out the expected duration and the lead time to start. Both depend on the scope of the work and the current programme.
Can we stay in the house during the work?
In most cases, yes. Work is planned and sequenced around the household, and the arrangements are agreed with you for each project before work begins.
How are payments arranged?
Payments are staged against agreed milestones, so each one falls due as a stage of the work is completed. The schedule is set out in your quotation and scaled to the size of the project.
What happens if something changes during the project?
Any change is confirmed in writing, usually within five working days, setting out the cost and any effect on the programme. The work goes ahead once you’ve approved it, and an email is enough.
Are you insured and accredited?
Sanctuary is fully insured and a member of the Federation of Master Builders.
